HM Land Registry has approved a proof-of-concept trial led by the Residential Logbook Association to let homeowners review title data in digital property logbooks before marketing their homes. The aim is to identify and correct errors or outdated information earlier, with the expectation of reducing sale fall-throughs during the conveyancing process.
The Council for Licensed Conveyancers has published an interim report on conditional selling, finding a lack of transparency in referral arrangements between estate agents and conveyancers. In a review of 12 solicitor practices, nearly half could not produce written agreements covering referral fees, prompting 19 recommendations on earlier disclosure, record keeping and monitoring.
Propertymark has issued new guidance encouraging sellers to provide as much information as possible at the outset of a transaction. The advice is intended to reduce the risk of fall-throughs, which have reportedly increased.
